Charlotte
Charlotte luxury neighborhoods and the towns beyond

- Myers Park is the deepest luxury market in the city: 130 closings, 102 of them above $1 million, at a $1,960,000 median and $569 per square foot. Sellers there received a median 99% of list in 23 days.

Method
How the data was pulled
Period: closed sales April 25 to October 22, 2026 (180 days), as of October 22, 2026. Report 1 uses a 180-day window because that is the pull on file; from Report 2 each edition covers the prior calendar month with a trailing 90 days for context.
Lake Norman: Canopy MLS closed single-family sales with a waterfront lot description, searched town by town. Waterfront means the MLS lot description; it does not confirm a dock, main-channel frontage or water depth. Davidson and Sherrills Ford are not included.
Charlotte: Canopy MLS closed residential sales (single-family, townhome and condominium) by subdivision name or town. Medians are withheld where a market had fewer than 10 sales.
Days on market are cumulative across relistings. Price per square foot uses heated living area. Sale-to-list is the median ratio of closed price to final list price. Data deemed reliable but not guaranteed.
