The short answer

What is a luxury home in Charlotte worth right now?

It depends on the street more than the city. Over the 180 days ending October 22, 2026, median closed prices were $1,225,000 in Dilworth, $1,960,000 in Myers Park and $2,025,000 in Eastover, and Lake Norman waterfront closed at a median $2,125,000 across 164 sales. Online estimates miss that spread because they average across it. A written analysis from the closest closed sales, the active competition and the price band's absorption rate is the number a seller can act on, and it is free and confidential.

What the analysis includes

More than a number

  1. 01

    The number

A value range built from the closest comparable sales, adjusted for lot, position on the street, condition, finishes and views.

  2. 02

    The strategy

A recommended list price, the likely sale price and timing, and where the home sits against the active competition in its price band.

  3. 03

    The plan

Which preparation, repairs or staging would move the number, and which would not, so every dollar spent has a return.

Online estimates

Why online estimates miss on luxury homes

Automated estimates work best on similar homes that sell often. Luxury homes are the opposite.

  • Few true comparables

A neighborhood may see only a handful of sales in a price band in six months, so an algorithm reaches for homes that do not compare.

  • Renovations are invisible

Public records rarely capture a new kitchen, a pool, a guest house or a whole-home renovation, which is often where luxury value lives.

  • Lot and street position

Acreage, privacy, water frontage, a cul-de-sac or a busy road can swing value by hundreds of thousands of dollars on the same street.

  • Timing and competition

What else is for sale right now, and how fast homes in the price band are selling, changes the right price month to month.

The method

How Mitch prices a luxury home

An MBA in finance and a decade in corporate finance, applied to one question: what will a qualified buyer pay for this home, this season.

  1. 01

    Closest comparable sales

Recent closed sales on the same street, in the same neighborhood and price band, weighted by how closely each matches the home.

  2. 02

    Adjustments

Each comparable adjusted for size, lot, condition, finish level, outdoor living and the features buyers in that band pay for.

  3. 03

    Active competition

The homes a buyer would see alongside this one today, and how long similar homes are taking to sell.

  4. 04

    Price band strategy

Where to list relative to buyer search brackets so the home reaches the most qualified buyers in its first weeks.

  5. 05

    Walkthrough and review

A short visit or video walkthrough to see what the records miss, then a clear explanation of the number and the reasoning behind it.

Questions

Home value questions

How much is my house worth in Charlotte?

It depends on the neighborhood, lot and condition more than any citywide figure. For context, over the 180 days to October 22, 2026, the median closed price was $1,960,000 in Myers Park, $2,025,000 in Eastover, $1,355,875 in Cotswold and $1,225,000 in Dilworth (Canopy MLS). A price analysis for the specific home narrows that to a defensible range.

How accurate are online home value estimates for luxury homes?

Less accurate than for typical homes. Automated estimates depend on public records and frequent similar sales, and luxury homes have fewer true comparables and more value in renovations, lots and views that records do not capture. Zillow publishes its own error rates, and they are higher for homes that are not listed for sale. Use an online estimate as a starting point, not a list price.

What is the difference between a price analysis and an appraisal?

A price analysis, sometimes called a comparative market analysis or broker price opinion, is prepared by a real estate broker to set pricing and strategy for a sale. An appraisal is prepared by a licensed appraiser, usually for a lender, and follows federal appraisal standards. Mitch's price analysis is not an appraisal and is not used for loan purposes.

What adds the most value before selling a luxury home?

Usually the inexpensive items: deferred maintenance, paint, lighting, landscaping and professional staging of key rooms. Large renovations rarely return their full cost right before a sale. The price analysis identifies which updates are likely to move the number for the specific home; the staging ROI guide covers the numbers.

How often should I check my home's value?

Once a year is a good habit, and any time a sale, refinance, renovation or estate decision is on the table. Values in a specific neighborhood can move quickly when inventory shifts, so a current analysis matters more than one from last year.

Is there any cost or obligation for a price analysis?

No. The price analysis is free and carries no obligation to list. Requests are confidential, and Mitch prepares each one personally.
