Town medians describe a market, not a house. Shoreline, water depth, dock and view move a Lake Norman price more than square footage. Mitch prepares a closed-sales price analysis for your address within 48 hours.

How the numbers are built
Source: Canopy MLS closed sales from a Lake Norman waterfront search covering Cornelius, Mooresville, Denver, Terrell and Huntersville, January 6, 2025 to October 30, 2026: 621 closings, of which 521 are single-family homes. Town figures and the whole-lake figures are single-family only; waterfront condominiums are shown as their own segment.
Year to date compares January 1 to October 31, 2026, compared with January 1 to October 31, 2025. The last 12 months run from November 1, 2025 to October 31, 2026. Medians, price per square foot, days on market and sale-to-list are withheld where a window has fewer than 10 sales; counts, dollar volume and the highest sale are always shown.
Definitions: price per square foot is the close price over primary heated square feet. Days on market is Canopy MLS DOM: the days a listing was active before it went under contract, for that listing only. A home relisted under a new MLS number starts again at zero, and the weeks between contract and closing are not counted. Sale-to-list is the close price over the final list price. Changes in days on market are in days and changes in sale-to-list are in percentage points; every other change is a percentage.
